Our Home Watch services provide scheduled, visual inspections of your home while you’re away. These visits are designed to identify obvious issues early - before they become costly repairs or insurance concerns.
Each visit includes detailed reporting and photo documentation, so you always know the condition of your home, whether you’re across town or across the country.

Service frequency is customized based on your home and needs and may include weekly, bi-weekly, or custom schedules.

At the start of each visit, we ensure your home is secure and systems are operating as expected. This includes confirming access points, environmental settings, and checking for any visible changes since the previous visit.
Each home is unique, and arrival procedures are tailored accordingly during onboarding.

Interior inspections focus on the most common risks associated with vacant Florida homes, including water intrusion, HVAC and humidity concerns, appliance issues, and overall interior condition.
Any irregularities are documented and communicated promptly, with photo support and recommended next steps when appropriate.

Exterior inspections include a visual assessment of the home’s exterior, entry points, and surrounding areas. We look for storm-related concerns, signs of damage, pest activity, and anything that may compromise the security or integrity of the property.
Exterior observations are included in your visit report for clear visibility and peace of mind.
Concierge Support
Property & Lifestyle Assistance
Our concierge support services are designed to provide hands-on assistance with the everyday needs of your home - whether you’re in town, away, or somewhere in between. Concierge support is available without the commitment of ongoing Home Watch services and is offered on an as-needed basis.
These services provide convenience, coordination, and reliable local support throughout Nokomis, Venice, Casey Key, and surrounding Sarasota County areas.

We assist with scheduling and overseeing routine home services and specialty projects, helping ensure vendors access the property as needed and services are completed as expected.
Examples include coordination for lawn care, pool service, pressure washing, cleaning services, and other trusted local providers.

Concierge services are available to assist with seasonal opening and closing of homes, arrival and departure preparation, and guest coordination to help your home feel ready when you need it.

Florida weather requires preparation. Concierge support may include pre-storm coordination, post-storm check-ins, and hurricane shutter installation coordination and removal.

We offer supervised access for vendors, waiting services for scheduled appointments, and assistance with accepting deliveries or shipments at your home or our office when requested.

Additional concierge support may include vehicle readiness checks, airport pick-up or delivery assistance, pet sitting visits, packing and storage coordination, and miscellaneous requests handled on a case-by-case basis.

Concierge services are billed per visit, per hour, or per project depending on the request. All pricing is discussed and approved in advance. Concierge support is provided as assistance and coordination only and does not constitute property management, contracting, or real estate brokerage services.
